A Zebulon Road shopping center that had been mostly vacant for about five years is coming back to life under a new owner.

Atlanta-based Blue Ridge Capital bought The Shoppes at Ansley Village at 6443 Zebulon Road in July after the previous owner, Atlanta-based Opus South, filed for bankruptcy and the property went into foreclosure.

"We are a hands-on owner and operator of shopping centers," said Steve Patrick, vice president of leasing and property management with Blue Ridge.

The company targets "value-added" properties throughout the Southeast, Patrick said.

So far, the center has Bass Cleaners, Lee Spa Nails and Comics Plus. In January, Glitz Salon & Spa is expected to open. Also, about mid-January the center's largest tenant -- Kinetix Health Club -- is expected to open in about 7,000 square feet.

Even though this Kinetix will be smaller than the Bowman Road facility, owner Mark Cullars said it will be a full-service center and will include all services, including day care.

Cullars said he chose this location "to really make it more convenient for the people who live out there. ... I have some friends that promised, if I opened a gym on that side of town, they would come."

The new center will have about 15 new employees who have already been hired, he said.

This will be a third Macon area location for Kinetix, which is on Bowman Road and Hartley Bridge Road. Kinetix also is on Watson Road in Warner Robins.

About 7,000 square feet is still available in the Zebulon Road shopping center, and Patrick said he expects to see more interest after the holidays. One of the spaces would be ideal for a restaurant because a patio area already exist.

"We've been very pleased with the interest we're getting in the property," he said. "With the convenience store construction out front (between the shopping center and Zebulon Road), it's all positive as far as we're concerned."

Although not owned by Blue Ridge, other businesses have opened on individual parcels nearby, including Advance Auto, CVS and Zaxby's. Also, a Sunoco convenience store is under construction in front of the shopping center. All the retailers are in front of Ansley Village, a 294-unit apartment complex.

One of the reasons Blue Ridge has been successful at pulling in tenants is because the company is "very competitive on our rental rates," Patrick said. The company has reached out to local real estate agents who are bringing prospective tenants to look at the property, he said.

"We think it's a great location," he said. "We think it is a great future growth area for Macon when the economy gets better. Hopefully, all this leasing activity has proven that it is. ... I hope the owner of the adjacent parcel will develop that as well."

Gold Cup Bowling Center Inc., which owns the property at 6389 Zebulon Road, has had plans since last year to build a 35,000-square-foot bowling center with 32 lanes, operating 24 hours a day. When it received zoning approval in August 2010, plans then were to open this year.

The rocky economy has gotten in the way of those plans.

"We are just kind of sitting on it and hoping things will get better," Gold Cup General Manager Tom Shimek said.

Part of the delay has to do with financing, but business is down, Shimek said. Gold Cup has a center on Pio Nono Avenue in Macon and on Russell Parkway in Warner Robins.

"We are down 10 percent on the year," he said. "We've been down since the (Georgia National Fair) and didn't come back."

Shimek said he has the machinery for the new center and is ready to begin construction as soon as the economy gets better. But things are looking up.

"Last weekend picked up a little (he said a week ago), and January and February are our best months," he said.

Atlanta-based Blue Ridge Capital said on July 8 that it had purchased Tanger Town Centre in Commerce, Ga., and renamed the project Shoppes at Banks Crossing. The purchase price hasn’t been disclosed. The 163,250-sf center, which opened in 1989, is on Highway 441 just off Interstate 85. Tanger Factory Outlet Centers continues to operate a 15-year-old, 370,582-sf outlet center on the southwest quadrant of the same intersection.
